Sugarcreek Medical Center
Jason Rudzinski represented Hollie-Pebble Hills, LLC in the purchase of two medical condominium units totaling 8,154 SF.  The properties were sold by Synergy Sugarcreek LLC.

3140 Dayton Xenia Road
The medical facility was sold to an out of town investor in July.  The property sold for $800,000 and Jason Rudzinski represented the seller.

DaVita facility in Xenia sold. 
Tina Ortiz and Tom Nikolai represented the receiver of the property at 215 Allison Ave in the sale to a California based investment group.  The building is leased to a subsidiary of DaVita and a medical practice.  At the time of the sale, the building was fully occupied.

C Safe Gloval expands in Moraine.
Tom Nikolai represented C Safe Global in a lease of approximately 50,000 SF of space at 4230 E River Road.  Additional space was needed to accommodate the continued growth of the business.  C Safe Global will continue to operate from its main facility at 2900 Dryden Road as well.

Miami Valley packaging Solutions buys Janney Road facility.
Tom Nikolai represented MVPS in the acquisition of the 98,135 SF industrial facility at 150 Janney Road.  MVPS is currently renovating the facility and plans to occupy the building by year end.  They have been operating from a leased 66,000 SF facility on Stanley Avenue in Dayton.

Fairhaven Church expands in Springboro.

Tom Nikolai represented Fairhaven Church in a lease transaction for administrative office space on South Tech Blvd.  This new office space will support the worship facilities recently opened in Springboro.  Fairhaven's main facility is 637 East Whipp Road in Centerville.

Tom Nikolai represented Prime Time Party Rental in the acquisition of the former Everybody's Workplace Solutions facility on Springboro Pike, and the sale of two of the three buildings Prime Time Party Rental has been operating from in Moraine.  The new location is 84,604 SF, allowing Prime Time Party Rental room to continue to grow.  One of the two buildings in Moraine was purchased by a local investor for additional storage use.  The main facility at 2104 Dorothy Lane, 16,800 SF, is now owned and occupied by Obie Oil, Inc, a distributor of Wynn Oil products.

Tom Nikolai represented Fortune Progress LLP in the sale of the 19,872 SF office/warehouse facility to the owners of Ginko Systems LLC, who will occupy the facility by year end 2014.  The 19,872 SF building was built in 1999 for Hammelmann Corp, who occupied the building until mid 2014 when they relocated to a new larger facility in Miamisburg.
